I'd say you're right on with your concerns.
However, i'd offer you a sweet option you haven't noted. Take the other 1.9
that we pulled 2 years ago, the "high mileage but good running one" and work
on it over the winter. Replace the head gaskets, water pump, put your finest
exhaust pieces on it, replace intake seals, etc. Do everything you can to
it. The 1.9's have very few bottom end issues, so especially knowing it was
running good and making oil pressure.... I wouldn't hesitate to see that as
a viable replacement engine in interim and for who knows how long.
Come spring time, do a simple remove and swap. You're capable of it Ed.
You've grown greatly as a mechanic and all you need is the confidence to do
it.... and i'm confident you can pull it off!
There are still tests that need to be performed before you rule that engine
out.
